Timber Flooring in Northland

Northland asks something different of a timber floor, and it asks it in the opposite direction to Central Otago.

Where the south is dry enough to shrink a floor, the north is humid enough to swell one. Subtropical warmth, high rainfall and sustained humidity mean moisture is present year-round rather than seasonally. A floor specified for Canterbury and laid in Whangārei will not behave the way anyone expects.

Specifying for Northland conditions

  • Sustained high humidity is the defining condition. It moves timber toward swelling rather than shrinkage, which is the reverse of most South Island guidance. A perimeter expansion gap is not part of our installation, so the work goes into the three points below rather than into a wider gap at the wall.
  • Subfloor ventilation is critical. Warm, humid air under a suspended timber floor with restricted airflow is the worst combination in the country.
  • Vapour barriers over concrete. In this climate we recommend one on every slab.
  • Acclimatise to the actual conditions the floor will live in. The published minimum is 48 hours in the room. Beyond that, if the house runs air conditioning we recommend acclimatising with it running, and never in a dehumidified space if it does not.
  • Engineered construction is not optional here. A cross-bonded core is what allows a 240mm board to hold its shape in subtropical humidity. Solid timber at this width would not.

Coastal and lifestyle builds

Much of Northland's new work is coastal, open plan and heavily glazed, with long indoor-outdoor thresholds. Salt air and strong light both matter. Our UV cured lacquer is a hard, sealed surface, and the 6mm wear layer means the floor can be refinished four or five times over its life rather than replaced.

Strong northern light pushes warm oak warmer. If a room is bright and north-facing, the greys hold their character better than the warm mid tones.
