Alpine schemes are decided against a view, and the floor has to hold the room against it. A consultation at Hawthorne Drive starts there: the glass, the schist, the joinery, and how a warm or a grey oak changes what the rest of the house can be. Lianne Johnson looks after the studio and the conversation, from the first sample through to the specification detail. It is free and takes about an hour, weekdays 9am to 5pm and Saturday 10am to 4pm.

What Central Otago does to a timber floor

Central Otago puts a timber floor through a lot. Humidity can swing from very dry in a schist-cold winter with the fire going to high in a wet spring, and a wide board moves with it.

That is why we ask for acclimatisation on site rather than a delivery straight into a build, and why substrate moisture is worth confirming rather than assuming. Laid to guideline, our boards go in without a perimeter expansion gap, so the work that decides the outcome happens before the first board goes down. On alpine builds with underfloor heating over slab, the commissioning cycle matters as much as the board.
