Timber Flooring in Ashburton and Mid Canterbury

Ashburton is family. Both sides of our founder's family come from here, and the wider family still call the district home. Their own house at Lake Hood is laid in Marchand oak, so when we talk about how a floor behaves in Mid Canterbury, we are describing a floor we visit for Sunday lunch.

It is a dry, exposed, continental climate. The daily temperature range is wide, the nor'wester arrives without much warning, and indoor humidity through winter runs very low. None of that rules out a wide oak board. It does mean the installation has to be done properly rather than quickly.

Carters Road, Ashburton

Carters Road is the district's own example. A modern lodge drawn by Chilton Mayne Architecture, built by Stu Bell Construction with interiors by Mooi Design, and laid throughout in Chocolat Oak.

Chocolat is a deep brown carrying a handmade bevel, worked by hand rather than cut by machine, so the line between boards reads as a shadow rather than a groove. The house sets it against glass, blackened steel and stone. At that scale a paler floor would have given the palette nothing to hold on to.

It also answers the question we are asked most often in this district: whether a dark, wide board can live in a house with this much glazing and underfloor heating beneath it. It can, provided the slab is tested, the boards acclimatise in the room they will be laid in, and the floor surface is held at or below 27 degrees.

Specifying for Mid Canterbury conditions

• Acclimatisation, properly done. The published requirement is at least 48 hours in the room the boards will be laid in. Beyond that we recommend boxes open, with the house running as it normally would. Not stacked in a garage.
• No gap is needed at the perimeter. Our boards butt directly to walls and joinery when laid to guideline. Rapid humidity drops are routine here, so acclimatisation and substrate moisture are what carry the floor, not a gap at the skirting.
• New rural builds are usually slab. We recommend slab moisture testing and a vapour barrier on every one, and new slabs need longer to dry than most programmes allow for.
• Underfloor heating is common in the district. Keep the floor surface at or below 27 degrees. The Underfloor Heating Declaration on our Resources page sets out the full operating parameters.

Large rural interiors and Lake Hood

Ashburton district homes tend to be generous in plan, with long uninterrupted runs and a lot of glazing. Lake Hood is the clearest example: open plans facing the water, with light coming in from every side through the day. That suits our 240mm board at 2.2 metre lengths, a format that reads far calmer across a large floor than a narrower board would.

Long runs also make the direction of laying a real decision rather than a default. Running boards along the length of an open plan space will extend it. Across will widen it. Towards the lake, the floor draws the eye to the view. At Carters Road the boards run straight-lay in long lengths rather than herringbone, for the same reason.

Does oak flooring work with underfloor heating in a Mid Canterbury build?

Yes. Engineered oak is laid over heated slabs throughout the district. Keep the floor surface at or below 27 degrees, run the heating through its commissioning cycle before the floor goes down, and test the slab for moisture first.

Will a dry Mid Canterbury winter damage a wide oak floor?

Not if the floor is laid properly. Engineered construction, rather than solid timber, is what carries a wide board through this humidity swing, and the boards need at least 48 hours acclimatising in the room with the boxes open and the house running normally.

What does oak flooring cost in Ashburton?

Marchand oak is $190 a square metre excluding GST to supply, with installation by an independent contractor typically $55 to $80 a square metre depending on the substrate and the pattern. Delivery into Mid Canterbury is quoted with the floor.
